Form 26QB is the combined challan-cum-statement prescribed for reporting and paying TDS on the purchase of immovable property under Section 194IA of the Income Tax Act, 1961. Unlike quarterly TDS returns, Form 26QB must be filed separately for each property transaction (and each payment instalment) within 30 days from the end of the month in which the payment was made.

The form captures the PAN of both buyer and seller, the full address of the property, the total sale consideration, the amount of TDS deducted, and the payment details. Accuracy in every field is essential: an error in the seller’s PAN prevents TDS credit from appearing in their Form 26AS; an error in the consideration amount creates a mismatch; an error in the assessment year means the challan cannot be processed correctly.

After the Form 26QB payment is processed and appears on the TRACES system, the buyer must generate Form 16B — the TDS certificate — from TRACES and issue it to the seller within 15 days. We manage this entire workflow: preparation, filing, payment, verification, and certificate issuance.

Form 26QB is filed online through the TIN-NSDL portal (tin.tin.nsdl.com) or the e-filing portal. Payment is made simultaneously via net banking linked to the portal. An acknowledgement number is generated on successful filing.
If the seller’s PAN is wrong, the TDS credit will not appear in the correct seller’s Form 26AS. The correction must be made through the TRACES online correction facility. PAN corrections require the buyer to login to TRACES and submit a correction request, which must then be verified by the seller.

No. Form 26QB is a combined challan-cum-statement — it serves as both the TDS payment challan and the declaration of the transaction. It is not part of the quarterly Form 26Q TDS return. A buyer filing Form 26QB does not need to include the property transaction in Form 26Q.
If TDS was not deducted, the buyer is treated as an ‘assessee in default’ under Section 201(1). The buyer becomes liable for the TDS amount, interest at 1% per month from the date of deductibility to the date of deduction, and 1.5% per month from the date of deduction to the date of deposit. The seller can apply for a lower/nil deduction certificate in advance to avoid this situation.
The seller does not file Form 26QB — it is the buyer’s obligation. However, if the seller receives Form 16B from the buyer, they should verify that the TDS is correctly credited in Form 26AS. If corrections are required to Form 26QB, the seller’s TRACES login is needed to authenticate the correction.
