Contact UsForm 26QB is the combined challan-cum-statement prescribed for reporting and paying TDS on the purchase of immovable property under Section 194IA of the Income Tax Act, 1961. Unlike quarterly TDS returns, Form 26QB must be filed separately for each property transaction (and each payment instalment) within 30 days from the end of the month in which the payment was made.
The form captures the PAN of both buyer and seller, the full address of the property, the total sale consideration, the amount of TDS deducted, and the payment details. Accuracy in every field is essential: an error in the seller’s PAN prevents TDS credit from appearing in their Form 26AS; an error in the consideration amount creates a mismatch; an error in the assessment year means the challan cannot be processed correctly.
After the Form 26QB payment is processed and appears on the TRACES system, the buyer must generate Form 16B — the TDS certificate — from TRACES and issue it to the seller within 15 days. We manage this entire workflow: preparation, filing, payment, verification, and certificate issuance.
